What Happens After Your Offer Is Accepted
Getting the “your offer was accepted” call is exciting. Then, approximately five minutes later, most buyers ask: “Okay… now what?”
Once a Pennsylvania agreement of sale is fully executed, the transaction moves into a series of deadlines and milestones. The exact terms depend on the contract, but buyers commonly have deposit deadlines, inspection periods, mortgage-related dates, appraisal steps, title work, and finally settlement.
The first important rule is simple: deadlines matter. Your agreement should spell out when deposits are due and which inspections or contingencies apply. If you negotiated a home inspection, radon test, wood-destroying insect inspection, sewer inspection, or another due diligence item, those need to happen within the agreed-upon window.
Your lender will also be working behind the scenes. They may request updated bank statements, pay stubs, explanations for deposits, or other documents. This is not the part of the process where you want to suddenly finance a living room set, buy a car, or open three new credit cards because there was a sale. Your lender would strongly prefer you remain boring for a few weeks.
Title work happens as well, helping confirm ownership and identify issues that need to be addressed before settlement.
As the closing date gets closer, you will typically receive final numbers, complete a final walk-through, and make sure the property is in the expected condition before ownership transfers. A good transaction coordinator and agent help keep all of these moving parts organized so you do not have to wake up at 2 a.m. wondering if you forgot a deadline.
